The Hills residences, that meander around the country club and golf courses, are surrounded by the greater Lakeway area. This guard-gated community is popular with families, golf enthusiasts, vacationers and retirees and it’s one of the more established neighborhoods in the Lake Travis area.
The Hills of Lakeway as it is still often called, now designated as The Hills (aka Village of The Hills), became an incorporated city in Texas in 1997. As a resident, your exclusive, postal address would be “The Hills, Texas 78738”
There is a wide variety of home styles and sizes here with a wide price range to match. New construction is ongoing, along with remodeling, because you can find homes in the neighborhood with year built dates going back to the early 1980’s. This neighborhood consists of over 600 homes, many with spectacular views of the neighborhood golf courses and surrounding Hill Country. The construction of newer custom homes (mostly surrounding Flintrock Falls) continues to add to the number of homes in the area. Homes are architecturally controlled and start on the smaller side at 2000 square feet with some of the larger residences going up to and over 6000 square feet of living space.

In The Hills’ Backyard
Lakeway Medical Village, which is still in development, is anchored by the community’s large hospital, Lakeway Regional Medical Center. Additional tenants will include senior living facilities, The Goddard School of Lakeway, La Quinta and Marriott, as well as other medical-related services and retailers. A few miles down RR 620 is the Oaks at Lakeway– which is anchored by a 90,000-square-foot H-E-B grocery store and restaurant– and when fully-developed will feature a “Main Street” vibe with an entertainment district, shopping, dining, and hotels.
Another project being proposed for a huge tract of land near Lakeway Elementary school is creating an Arts District to support the arts and culture that exist in this thriving community.
The Hills is in the Lake Travis Independent School District. Students attend Lakeway Elementary, Lake Travis Middle School and Lake Travis High School, known nationwide for its stellar football program, a stand-out in Texas high school football.
